Anglicare is a Christian not-for-profit serving people at all stages of life. As a registered community housing provider, Anglicare is seeking to provide integrated models of affordable housing alongside case management support and access to services to improve the tenants’ circumstances. The development comprises a mix of affordable rental units and strata residential housing units.

Project overview

Anglicare’s development at Liverpool sought to provide high quality affordable housing as well as tailored support services for residents.

The site was acquired by Anglicare to deliver an integrated model of housing targeted at providing housing stability and support for vulnerable people. The aim is to create an enabling and secure environment where residents can foster meaningful connections with the wider community.

The development consists of an eleven-storey building which includes 137 housing units. The development also includes a respite day care facility and Anglicare management facilities, with a variety of internal and external communal spaces for all residents, generous landscaping and car-parking situated above and below ground.

Our role

RP Infrastructure (RPI) was engaged to provide project management services for the design, development approval, contractor procurement, as well as superintendency services for the construction phase of the project.

This involved a full design review as the design had already commenced prior to RPI being engaged. The focus of the design review was to ensure, from a constructability perspective, all opportunities had been identified and there was no unnecessary cost, time or waste generated. Throughout, RP maintained a key focus on the design achieving Anglicare’s mandate to ensure that Sepp 65, Sepp Housing for Seniors or People with a Disability as well as compliance with Liveable Housing Australia – Silver Level Guidelines was adhered to.

Key challenge

The procurement strategy for this project was based on a single select negotiated tender. RPI managed the negotiations on behalf of Anglicare to ensure the offer met their requirements and provided value for money.
