The Queensland Department of Education (DoE) sought to deliver a new Kindergarten to Year Six primary school, situated within Stockland’s master planned residential development in Townsville’s growing northern beaches area. 

The RP Infrastructure (RPI) team was commissioned in 2016 as Project Manager with a brief to deliver Stage One foundation facilities for the start of the 2018 school year and Stage Two facilities for the start of the 2020 school year. The project, briefed by the DOE as a flagship school, incorporates design innovations that provide flexible and contemporary learning environments. 

Project Overview

The project procurement methodology included a single (Stages One and Two) Design, Construction and Maintain (DCM) contract. The ten-year maintenance period commenced at practical completion of the Stage One works. 

The new campus includes two sub-school structures, Kindergarten to Year Three and Year Four to Year Six, located in separate yet linked learning precincts. The facilities include clusters of multi-functional general learning areas (GLA’s), Administration, Library, Canteen, Uniform Shop, Great Hall, Amenities and Covered Play, Sports Oval and Courts, Grounds Keeping Facilities, and off-street car-parking. 

The project was a local collaboration with the key delivery partnersRPI, Conrad Gargett, and CPB Contractors – using their respective North Queensland offices to achieve a successful outcome for the DOE and the North Shore community. 

Our Role

RPI’s role included Project Manager, Superintendent, Programmer, and Quantity Surveyor (as sub-consultant to RPI). Our involvement commenced at the development of the site master plan and continued through the project delivery lifecycle to completion of the defect liability periods for the respective project stages.
