Glencairn Tennis Club is a community tennis club located at Mailer Reserve in Melbourne. With its facilities in poor condition and non-compliant, the Club sought a refurbishment of its existing pavilion and surrounds.

Project Overview

The project involved design and construction works for a complete refurbishment of the existing tennis pavilion including upgrading the kitchenette, an enhanced functional social area inside, compliant toilet amenities, compliant club access, and a refresh of landscaping including a new BBQ, wrap-around merbau decking, pathways and lighting. Given the age of the building the floor was restumped to achieve compliant and structural levelling

Whilst the existing courts were left outside of the project scope, a new stand-alone shelter was designed and constructed for external storage and a place for players/spectators to sit whilst courtside.

Our Role

RP Infrastructure (RPI) provided project management services through the project lifecycle including design management, preparing documentation for the tender process, procurement, construction, commissioning and handover stages of the project. RP ensured all budget risks were monitored and communicated to the client, with the project successfully completed under budget.

Key Challenge

Due to the heritage condition and listing of the existing pavilion careful planning and design of the space was required to achieve the overall needs and functionality of the Club, while respecting the heritage restrictions of the building.

The budget was carefully managed to ensure there was allowance for unforeseeable risks associated with latent conditions from the building’s weathered condition such as structural findings, and limitations within flooring and walls.
