The Melbourne Market operates from a purpose-built facility on approximately 70 hectares in Epping. The site is the largest warehousing precinct at any central market in Australia and has capacity for 120,000 sqm of warehousing space. The site is a warehouse and distribution hub for over 3000 businesses. Warehouse 7 has been developed to meet the growing demand.
Project Overview
Warehouse 7 is a purpose-built 4100 sqm warehouse with 28 tenancies for the market wholesalers delivered under a Design and Construct procurement model. Key features of the building include clear span tenancies with minimal internal columns, a shared amenities area and dedicated parking bays for loading and unloading produce. The build incorporated many sustainability initiatives such as a 468 kW roof mounted Solar PV system, use of concrete with recycled fly ash, and installation of a 22,500 L rainwater tank.
Our Role
RP Infrastructure (RPI) was engaged as the External Project Manager, acting as Principal’s Representative providing assistance and advice to the Melbourne Market Authority Project Director on procurement, contract administration, stakeholder management, project management, construction, budget, and other related activities.
Key Challenge
The entire project was undertaken within the live 24/7 market site with restricted access, over 4000 market personnel, 1200 forklifts, and more than 3000 vehicle entries per day. There were multiple design, construction, and logistics challenges. Despite the challenging environment the project was completed without incident and is now fully functional and tenanted.
