Icon Oceania, a private property developer, sought to diversify their portfolio and as a result they have undertaken the development of a 10-hectare industrial estate within the Mamre Road Precinct in the Western Sydney Employment Area. Rezoned in June 2020, the precinct offers around 850 hectares of industrial land providing opportunities to accommodate the surging industrial sector and high demand for warehousing and distribution facilities. The project is a State Significant Development and comprises 3 warehouses ranging from 11,000m2 to 21,000m2 of GLA. The facilities vary from temperature-controlled storage to logistics and distribution.
Our Role
RP Infrastructure (RPI) has been engaged as the Project Manager for the development of the greenfield industrial site from site acquisition through to construction. Initially RPI managed the due diligence phase which included site investigations, structure planning, lot yield analysis, opportunity and risk management on multiple sites within the precinct. Subsequent to the identification of the preferred site, RPI engaged the remainder of the consultant team and led the State Significant Development Application, continuing to maximise the development yield throughout the master planning phase.
Key Challenges
Trunk drainage and riparian corridors traverse the site, significantly impacting the development yield. RPI led the consultation with authorities to for removal or reduction of the trunk drainage and riparian zones. Concurrently, RPI has worked with the consultant team to provide multiple contingency options for the development, incorporating a relocated portion of the trunk drainage and riparian zones to maintain the project’s feasibility.
