In 2016 ICON Oceania purchased two neighbouring warehouse buildings in the heart of Sydney’s Chinatown precinct. Their plan was to demolish the existing buildings and develop a hotel which would capitalise on the growth around Darling Harbour and the International Convention Centre, and provide a much-needed boost to accommodation supply in the Sydney CBD.

Project Overview

The project involved demolition of the warehouse buildings and the design and construction of a 4.5-star hotel that  includes 145 rooms including premium suites, a lobby bar and restaurant, gymnasium, and a rooftop pool and bar area.

Our Role

RP Infrastructure was engaged by ICON Oceania to project manage all phases of the development, from running a design competition to the hand over to the operator at the completion of the construction phase.

Key Challenge

The nature of the site, the City of Sydney Development Control Plan and the heritage classification of the existing buildings provided a number of challenges for the project team. To achieve development consent Root Partnerships, ICON Oceania and the design team worked up a strategy that would achieve the objectives set by the City of Sydney. As a result of the collaboration, the DA was granted within five months of its submission – an achievement regarded by all as significant and timely.
